Capitol Commercial Development (CCD) is the successor company to Potomac Development and now specializes in all types of single tenant net leased retail development, as well as small strip center and grocery anchored projects in the Washington DC Metro Area.


Completed Projects

  1. Marlow Heights, Maryland: Build to suit development for Circuit City. This project featured the development of a 32,000 square foot freestanding Circuit City store in Marlow Heights, Maryland. This project was completed in 1995 and sold to Circuit City upon completion for $4,100,000.

  2. Montclair, Virginia: Development of The Lake Montclair Shopping Center, a 106,000 square foot grocery anchored shopping center in Montclair, Virginia. The project was completed in 1998 and sold in 1999 to Edens & Avant for $12,750,000.

  3. Fairfax Station, Virginia: Build to suit development for CVS Pharmacy. This project featured the development of a free standing 10,125 square foot CVS store with a drive thru pharmacy located in Fairfax Station, Virginia. The project was completed in 2000 and was sold in 2009 for $3,750,000.

  4. Lakeridge, Virginia: Build to suit development for CVS Pharmacy. This project featured the development of a free standing 10,125 square foot CVS store with a drive thru pharmacy located in Lakeridge, Virginia. The was completed and sold in 2001 for $3,950,000 and the proceeds were used in a 1031 transaction to acquire the Merrifield project described in item #5 below.

  5. Merrifield, Virginia: Build to suit development for Rite Aid Pharmacy. This project featured the development of a 12,739 square foot freestanding Rite Aid drug store with drive thru pharmacy located in Merrifield, Virginia. The project was completed in 2002. The property was sold in November of 2011 for $7,775,000 and the proceeds were used in a 1031 transaction to acquire a CVS Pharmacy in Chandler Arizona.

  6. Silver Spring, Maryland: Build to suit development for Rite Aid. This project featured the development of a 14,000 square foot freestanding Rite Aid drug store located in Silver Spring, Maryland. The completed project was sold in 2003 for $6,750,000 and the proceeds were used in a 1031 transaction to acquire a Walgreens Pharmacy in Waldorf Maryland, and an Advance Auto store in Cincinnati Ohio.

  7. Rehoboth, Delaware: Fee for service development for CVS Pharmacy. This project featured the development of a free standing 10,880 square foot CVS store with drive through pharmacy, in Rehoboth Beach, Delaware. This project was developed as part of the CVS preferred developer program, and was completed in 2004.

  8. Beltsville, Maryland: Fee for service development for CVS Pharmacy. This project featured the development of a free standing 10,125 CVS store with drive through pharmacy in Beltsville, Maryland. This project was developed as part of the CVS preferred developer program, and was completed in 2005.

  9. Landover, Maryland: Fee for service development for CVS Pharmacy. This project featured the renovation of and existing 24,000 square foot building to be entirely occupied by CVS Pharmacy in Landover Hills, Maryland. This project was completed in 2006.

  10. New Carrollton, Maryland: Build to suite development for CVS Pharmacy and TD Bank. This development consisted on a 13,012 square foot CVS store with drive through pharmacy and a 4,500 square foot TD Bank branch located in New Carrollton, Maryland. The completed project was sold in 2006 for $7,100,000 and the proceeds were used in a 1031 transaction to acquire a Walgreens Pharmacy in Forest Hill Maryland.

  11. Landover Hills, Maryland: Build to suit for the Ebenezer Church. Capitol Commercial Development in conjunction with Riverdale One LLC relocated the Ebenezer Church to Landover Hills Maryland to make way for the Wells Fargo Financial Center in Riverdale described below. Construction was completed and the Church occupied the building in 2008.

  12. Riverdale, Maryland: Build to suit development for Wells Fargo Bank. This development consisted of a 10,000 square foot two story bank building with a drive thru banking center on the first floor and office space on the second floor located in Riverdale Maryland. The project was completed in 2009 and sold just after completion $5,850,000.

  13. Landover Hills, Maryland: Build to suit 7 Eleven. This development featured the renovation of an existing building for 7 Eleven on the end cap of an existing shopping center located in Landover Hills, MD. 7 Eleven opened for business in the fall of 2015.

  14. Lake Worth, Florida: Build to suit for the Sherwin Williams Company. This development featured the acquisition and redevelopment of a 5,000 square foot free standing building for Sherwin Williams located in Lake Worth Florida. The property was acquired in July of 2015. Sherwin Williams opened in September of 2015 and the property was sold in October of 2015 for $1,950,000.

  15. Fairfax Station, Virginia: Speculative development of a 12,000 square foot retail strip center located in Fairfax Station Virginia. This use by right development featuring 7 tenant spaces was completed in December of 2016.

Projects in Progress

  1. Brandywine, Maryland: Ground up development of a 12.79 acre parcel for multiple retail pad users in Brandywine, Maryland. Construction on the infrastructure started in April of 2017, with completion scheduled in 2020. This use by right development will feature one pad site for a gas/convenience user, one fast food pad site, and a 15,000 square foot strip shopping center. Total GLA proposed of 20,500 square feet.   2. Waldorf, Maryland: Ground up development of a 7.68 acre parcel for multiple pad site users located in Waldorf, Maryland. Construction is scheduled to commence in 2019. Tenants include Jersey Mikes, Chick – Fil – A, Crumble and Cookie, and Aspen Dental. Total GLA proposed of up to 35,000 square feet. Click here for Brochure.

  3. Marlow Heights, Maryland; Ground up development of a proposed Wawa store. Partnership with Velocity Companies.

  4. Fort Washington, Maryland; Redevelopment of a Giant food shopping center and outparcel for tenants such as McDonald’s,KFC, Taco Bell, Panera Bread, Jersey Mike’s and others. Partnership with Velocity Companies. Click here for Brochure.

Current Portfolio

  1. Riverdale, Maryland: The Riverdale Professional Building was acquired in 2011. This single tenant net leased building is 100% occupied by Lynn Animal Hospital. The total square footage of the building is 3,978 square feet.

  2. Augusta, Georgia: The Shoppes of Augusta was acquired in 2013 in a 1031 transaction using the proceeds from the sale of the CVS Pharmacy in Chandler Arizona. This retail strip shopping center features 6 retail tenants including Verizon Wireless, Mattress Firm, and Panera Bread. The total building square footage is 21,000 square feet.

  3. Acworth, Georgia: The Acworth Avenue Shoppes was acquired in 2013 in a 1031 transaction using the proceeds from the sale of the Walgreens in Forest Hill Maryland. This retail strip shopping center features 7 retail tenants including Mattress Firm, Sports Clips, Subway, Game Stop, and Sprint. The total building square footage is 16,130 square feet.

  4. Orlando, Florida: The Shoppes at Tuskawilla was acquired in 2013 in a 1031 transaction using the proceeds from the sale of the Walgreens in Forest Hill Maryland. This retail strip center features 7 retail tenants including TrustCo Bank, and Pizza Hut. The total building square footage is 12,384 square feet.

  5. Fairfax Station, Virginia: The Shoppes at Fairfax Station was built as a ground up retail development that was completed in 2016. This retail strip center features 7 retail tenants including Marco’s Pizza and Orangetheory Fitness. The total building square footage is 12,000 square feet.
